During our initial meeting, our goal is to get to know you and make sure you feel confident moving forward with HOME By Lyons. Building a home is a significant investment, and we understand the importance of trust, communication, and alignment from the very beginning.

This first conversation is focused on understanding your goals, vision, and overall expectations for your home. We’ll talk through how you’d like to approach the design—whether starting from a fully custom concept or building from one of our thoughtfully designed plans—and help you determine the best fit for your lifestyle and timeline.

Nothing is off the table during this meeting. We encourage open dialogue and questions of any kind. At HOME By Lyons, transparency is a cornerstone of our process. We’ll also introduce you to our online building portal, My HOME, which allows you to track your schedule, view progress photos, monitor your budget, and see all payments in one place.

We’ll review potential building locations, discuss overall price expectations, and outline what the process looks like from start to finish—so you leave the meeting with clarity and confidence in the next steps.

Before we can start designing your new HOME, we need to decide where you want your new HOME to be built. We can build on a lot you already have or we can help you secure a lot. In some areas, we have available lot inventory. Visit where we build to see areas and available lots.

At HOME By Lyons, the design process is tailored to you. Some homes begin with a fully custom design, while others start from one of our thoughtfully developed plans. In either case, our team works closely with you to ensure the home is designed around your lifestyle, preferences, and long-term needs.

For homes that start with a custom design, our designers collaborate with you from the ground up—shaping everything from architectural style and layout to the smallest interior details. We take the time to understand how you live and incorporate the features, finishes, and custom touches that make your home uniquely yours.

When building from one of our plans, we focus on refining and personalizing the design so it feels intentional and well-suited to you. Each plan has been carefully created to balance functionality, style, and efficiency, while still allowing room for thoughtful customization.

Now that your lot is selected and your floor plan is defined, we can prepare a detailed estimate for your new HOME.

At HOME By Lyons, our estimating process is thorough and transparent. For homes built from one of our plans, pricing is finalized after selections are made and before the contract is signed—providing clarity and confidence before moving forward.

For homes with a custom design, we create a comprehensive estimate that accounts for every aspect of the build. From architectural details to specialized materials and custom features, our estimate clearly outlines each component of the project. We believe in full transparency, which means you’ll see a complete breakdown of costs—including builder profit—so you understand exactly how your investment is allocated.

Once the estimate is complete, we’ll send it to you for review. After you’ve had time to look it over, we can schedule a phone call, virtual meeting, or in-person appointment to walk through every line item together. As we review the estimate, adjustments can be made in real time to ensure the home aligns with both your vision and your budget. If needed, we can revisit the design and make thoughtful modifications to the floor plan.

Throughout this process, our goal is to provide clarity, flexibility, and guidance—working closely with you to ensure your home is thoughtfully designed, accurately priced, and built with confidence.

Once we complete the estimate, we will email it to you for review. After you’ve had a chance to review it, we can schedule a phone call, online meeting, or in-person meeting to discuss each line item in detail. We can make adjustments as needed to ensure everything meets your expectations.

To formalize our agreement and protect both parties, we will use the Texas Association of Builders (TAB) contract. This standardized contract is designed to comply with Texas laws and provides clear terms on scope of work, payment, and timelines. It also includes provisions for dispute resolution and warranty information.

Your lot is selected, the floorplan is designed, and the contract is signed. Now, we just need to arrange your interim construction financing before we can break ground. We collaborate with several banks to help you secure this financing. For a list of recommended lenders, click the link below. This process typically takes 3 to 4 weeks to complete. During this time, we will send out your plans for official bids and begin scheduling subcontractors. Once the financing is in place, we can start construction!

It’s an exciting stage of the process as months of planning begin to take shape and your home starts coming to life.

As part of the HOME By Lyons experience, our Interior Designer, Tracy Lyons, will guide you through the selection process to ensure every finish aligns with your vision for your new HOME. Building a home is a significant investment, and Tracy understands that this may be your first time navigating design decisions of this scale. She works closely with you to make the process clear, organized, and enjoyable.

Tracy will meet with you, assist in selecting finishes, offer design insight, and help keep decisions aligned with your overall budget and goals. While every home reflects the client’s personal style, her experience ensures thoughtful cohesion, functionality, and timeless design throughout the home.

For homes where selections are finalized prior to construction, this phase becomes especially exciting as you begin to see those choices come together in real time—turning plans and ideas into a finished, livable space.

Your new home is nearly complete! Before we turn the home over to you, we'll conduct a walkthrough to ensure every detail meets your expectations. Your project manager will join you for a "Blue Tape" walkthrough, where we’ll mark any areas needing attention. Once all touch-ups are finished and you’re satisfied, we’ll proceed to closing, and you’ll be ready to move in!
