Meet the Builder
During our very first meeting, we want to get to know you and ensure you feel comfortable with us. This is usually the biggest purchase you'll make, and we'll be working together closely for almost a year.
One of the first steps is determining whether a full custom route or a semi-custom home build is the best fit for you.
During this meeting, nothing is off the table—ask us anything you want. At HOME By Lyons, we are 100% transparent. We'll introduce you to our online building portal, My HOME, where you can track your schedule, see pictures of your home, and even view the budget and all payments made. We'll also discuss the available areas for building and the average price range for your new home.
Select Your Lot
Before we can start designing your new HOME we need to decide where you want your new HOME to be built. We can build on a lot you already have or can help you secure a lot. In some areas we have available lot inventory, visit Where We Build to see areas and available lots.
Design Your Floor Plan
Now that we have your lot selected, we can start designing your new home.
At HOME By Lyons, you have the option to go either the full custom route or choose a semi-custom build. For the semi-custom option, you'll pick from one of our carefully designed plans.
For those opting for the full custom route, our designers will work with you from the ground up, tailoring every aspect of your home to meet your unique needs and desires. From the architectural style and floor plan to the smallest interior details, we ensure that your home is a true reflection of your vision. We can incorporate any specific features or custom touches you desire, creating a one-of-a-kind home that perfectly fits your lifestyle.

We Give You An Estimate to Build
Now that you have your dream floor plan and a lot selected, we can give you an estimate for your new HOME.
For the semi-custom side, your price is locked in after you pick selections and before you sign a contract.
For those opting for the full custom route, our estimating process is equally detailed. We will work with you to create a comprehensive estimate that includes every aspect of your custom design. From unique architectural features to specialized materials, our estimating system will break down every line item of the build, even showing the builder's profit. This transparency ensures you understand exactly where your investment is going.
Once we complete the estimate, we will email it to you for review. After you have had time to look it over, we can schedule a phone call, online meeting, or in-person meeting to go over every line item. We can tweak the line items as we talk to ensure everything is just how you want it. If we can't get the price where you want it, we can go back to the design phase and adjust the floor plan.

Sign Contracts
Once we complete the estimate, we will email it to you for review. After you’ve had a chance to review it, we can schedule a phone call, online meeting, or in-person meeting to discuss each line item in detail. We can make adjustments as needed to ensure everything meets your expectations.
To formalize our agreement and protect both parties, we will use the Texas Association of Builders (TAB) contract. This standardized contract is designed to comply with Texas laws and provides clear terms on scope of work, payment, and timelines. It also includes provisions for dispute resolution and can be customized to fit your project needs.
Get Financing
Your lot is selected, the floorplan is designed, and the contract is signed. Now, we just need to arrange your interim construction financing before we can break ground. We collaborate with several banks to help you secure this financing. For a list of recommended lenders, click the link below. This process typically takes 3 to 4 weeks to complete. During this time, we will send out your plans for official bids and begin scheduling subcontractors. Once the financing is in place, we can start construction!
Time to Get Started
It's an exciting time as we start to see the progress after months of preparation!
If you’re building a custom home, our Interior Designer, Tracy Lyons, will reach out to assist you in selecting every finish for your new HOME. Tracy understands that building a HOME isn't something you do every day, so she will guide you through the process by meeting you at the stores, helping with design choices, and keeping you on budget. While the design is yours, she’ll be there to offer ideas and ensure everything stays on track.
For semi-custom homes, the selections were made before signing the contract, so you can look forward to seeing your choices come to life!
Final Walk Through and Move In
Your new home is nearly complete! Before we turn the home over to you, we'll conduct a walkthrough to ensure every detail meets your expectations. Your project manager will join you for a "Blue Tape" walkthrough, where we’ll mark any areas needing attention. Once all touch-ups are finished and you’re satisfied, we’ll proceed to closing, and you’ll be ready to move in!
